Lower Capilano

Located in Lions Gate Village in the District of North Vancouver (DNV), the Capilano development creates a dynamic new urban hub between Capilano Road and Marine Drive. The project introduces a 12-storey hotel tower, a 30-storey rental tower with 9-storey podium to a triangular site within the village core. Responding to the DNV’s Official Community Plan, which envisions a “vibrant, pedestrian-oriented neighbourhood” with a local and multi-generational focus, the Capilano project creates 384 market rental units, 39 below market rental units and 169 hotel units while dedicating 32% of the site to municipal improvements. To respect surrounding contexts, the project’s density is weighted towards Capilano Road to limit shadowing impacts on neighbouring residential homes.

The buildings’ distinct materiality sets them apart, with a bold dark-scheme hotel and warmer tone residential building. To enhance pedestrian, cycling and public transportation networks, the project establishes three “pocket parks” of over 6,600 ft2 for the community to enjoy, a separated bike lane on Capilano Road, widened boulevards through building setbacks and upgraded adjacent intersections.

Sustainable initiatives include green roofs with integrated stormwater retention have been integrated into the design.
